In some industrial parks across Southeast Asia, project delivery can be affected by a range of uncertainties, including shortages of skilled construction workers, restrictions on cross-border workforce deployment, frequent disruption during the rainy season, and long procurement lead times for imported building materials, which can extend to five or six months. Labour availability, weather conditions and supply chain constraints can therefore all pose significant risks to construction schedules.

To address these challenges, CIMC Modular Building Systems adopts an integrated “design + manufacturing + service” model, shifting more than 90% of construction activities to factories in China. Through centralized procurement, standardized production and large-scale prefabrication, the approach reduces dependence on overseas site labour and local material supply. The completed modules are then transported across borders and rapidly installed on site to complete project delivery.

For the employee accommodation project in Indonesia, the design was specifically adapted to the country’s hot, humid and rainy climate. Particular attention was given to critical areas such as structural corrosion protection and roof waterproofing, helping enhance the building’s long-term durability and reliability.

From module production and transportation to on-site installation and completion of supporting works, the entire project was delivered in approximately seven months—two months ahead of the original schedule. Compared with the typical construction period of 1.5 to 2 years for projects of a similar scale in the local market, modular construction demonstrated clear advantages in both delivery efficiency and schedule predictability.

The value of this model goes beyond simply “building faster.” By converting a greater proportion of unpredictable overseas site work into controlled industrialized production, it provides customers with greater certainty over project delivery. The project owner expressed strong satisfaction with the final outcome.
